  • Summary*

  • Assists management with organizing and administering aspects of pipeline, terminal, and refinery rights of way and fee properties in multiple locations. Supports both management and other internal/external personnel in all aspects of property management, including landowner payments, eminent domain assistance, damage settlements, relocations, pipeline route development, due diligence, major projects, and acquisition and divestitures. Negotiates and prepares lease documents, purchase documents, licenses agreements, franchise agreements, and easements by operations and project teams.

  • Administers and tracks all real estate rights the company owns or leases. Negotiates acquisition of right of way and other property interest/rights to accommodate construction, operation, and maintenance of customer facilities to minimize problems, issues or litigation.

  • Assists with development of budget, schedule, and scope of work for each project and supports management in generating reports outlining cost, timing, and overall status.

  • Negotiates property damage settlements and loss claims associate with capital projects and day-to-day pipeline operations necessary to maintain company facilities. Resolves encroachment, damage claims, landowner complaints and inquiries at a minimal cost to the organization.

  • Works with local and state government offices to secure permits required for construction and maintenance of related right of way. Main point of contact between internal departments and the various external contacts in support of the right of way activities.

  • Reviews, prepares, analyses and interprets all legal description, ownership, easement rights, and documents related to restrictions on the property for the operations team.

  • Directs and coordinates third-party agents and contractors assigned to new and existing projects to ensure the right of way staff is meeting project schedules and needs. Notifies management of project delays.

  • Requirements*

  • Minimum Bachelor’s degree in real estate or related field or Senior Right of Way Certification required.

  • Minimum five (5) years of right of way experience, including land acquisition, pipeline operations and product terminals experience required.

  • Strong written and verbal communication skills

  • Ability to interact well with management and external contacts

  • Strong knowledge of legal proceedings and legal documents

  • Strong negotiating skills

  • Ability to manage third party agents

  • Ability to provide guidance to less experienced Agents

  • Fully proficient and self-sufficient in role

  • Works independently with minimal guidance and limited supervision
