GOLDMARK Property Management seeks someone with a strong background in capital improvement project management, ability to lead and motivate a team, effective communication skills, and who thrives in a team environment while being decisive and accountable. This individual reports to the President and serves as a member of our Senior Leadership Team. This position requires 5-10 years experience in construction and project management.
The Director of Capital Projects will partner with the VPs of Field Operations to manage capital improvement projects and enhance the structural integrity, efficiency and aesthetic marketability of managed multi-family and commercial properties. This position will be accountable to help the company provide excellent customer service to client-owners and internal customers that results in customer satisfaction and consistent high-level performance for each managed property in the company’s portfolio. The Director of Capital Projects manages and serves as a resource for a team of nine project managers located in Fargo, Grand Forks, Minneapolis, and Omaha.

Develop and maintain consistent operating policies, procedures and practices relative to project management. Effectively utilize technology in support of processes.
Develop effective working relationships with client-owner contacts based on professional competency and excellent communication skills.
Ensure all capital projects have clear expectations, specifications, and properly executed contracts. Secure appropriate bids and negotiate terms of contracts to ensure proper quality and best value for owners. Make recommendations and proposals to owner contacts for approval of projects, or coach project managers to make effective and professional proposals.
Ensure all capital projects are completed according to contract specifications and budgets. Coordinate the final inspections and completion of a Project Management Certification on each completed project.
Travel as appropriate to each city to coach project managers and review project status.
Communicate with owner contacts and appropriate field managers on the current status and updates of projects.
Partner with Field Management to prepare capital project budgets for each year.
Participate as appropriate in the due diligence review of potential acquisitions. Lead the development of a capital plan for properties brought into the management portfolio.
Hire, train, develop and lead project management staff to perform at maximum levels. Present a professional image at all times while representing the organization. This involves a team located in multiple geographic locations.
Ensure ongoing and proactive communication, coaching, feedback, and recognition to motivate team members. Provide regular performance feedback and recommend compensation changes for staff. Address performance issues as appropriate.
Serve as a member of the Senior Leadership Team for GOLDMARK Property Management.
Serve as a resource to field managers on capital improvement and facility structure topics.

Experience, Education, and Licensure:
Proven ability to build, lead and motivate a team to achieve consistent high-level results.
5 – 10 years in a construction and project management role.
A motivated, well-organized and self-directed individual who is a team player.
A strong leader who can motivate others to perform to their full potential.
Ability to multi-task, prioritize responsibilities, manage time, as well and possess an orientation toward details.
Strong interpersonal and communication skills with ability to relate to a diverse group of people.
Familiar with federal, state, and jurisdictional laws and regulations concerning multi-family housing and construction.
Ability to address and resolve potentially confrontational situations with team members, residents and vendors.
Strong skills in budgeting and financial management.
